1. Acceptance of Terms

By accessing www.molportugal.com or engaging MOL Portugal for any service, you agree to these Terms of Service. If you do not agree, please do not use our website or services.

2. Who We Are

MOL Portugal is an independent property advisory company specialised in the Portuguese market, offering buyer's agent services, rental assistance, settling-in and interior services, short-term rental (Airbnb) property management, and related setup services including assistance obtaining a Portuguese tax number (NIF) and opening a Portuguese bank account.

3. Our Services

We represent buyers and tenants exclusively — never sellers or landlords — and provide property advisory services across Portugal.

We also offer paid setup services, which you may purchase online: assistance in obtaining a NIF (including the first year of fiscal representation) and assistance in opening a Portuguese bank account. The price of each service or package, and what it includes, is shown at the point of purchase. The specific scope, deliverables, fees and timelines of any larger advisory engagement are set out in a separate written agreement between MOL Portugal and the client.

4. How the NIF & Bank Account Services Work

When you purchase a NIF or Bank Account service:

  • You pay by the method indicated at the point of purchase. Online card payments are processed by our payment provider, Stripe.
  • After payment you will receive a confirmation email setting out the documents and information we will need from you, which you will be asked to provide through a secure channel.
  • MOL Portugal coordinates the process and works with vetted professionals — including a Portuguese lawyer who acts as fiscal representative for the NIF, and the bank that opens your account — who carry out the regulated steps.
  • MOL Portugal coordinates and submits the required information but does not itself issue your NIF, open your bank account, or perform identity and source-of-funds verification. Those steps are carried out by the relevant authorities, banks and accredited professionals, who may apply their own requirements and may decline an application in accordance with their policies and applicable law.
  • Turnaround times depend on the Portuguese tax authority, the bank and the professionals involved, and are not guaranteed by MOL Portugal.

5. Fiscal Representation Renewal

The NIF service includes the first 12 months of fiscal representation. While you remain a non-resident, Portuguese law requires you to have a fiscal representative. After the first year, ongoing fiscal representation is offered on a recurring annual basis at the price shown at the point of purchase. You may cancel the recurring fiscal representation at any time, in which case you will need to appoint an alternative representative to remain compliant.

The content on this website is provided for general information only and does not constitute legal, tax, financial or investment advice. We make reasonable efforts to keep information accurate and up to date but do not guarantee it. You should seek qualified professional advice before making property, residency or taxation decisions.

7. Client Responsibilities

Clients agree to provide accurate, complete and truthful information and documents, respond to communications in a timely manner, and comply with all applicable Portuguese laws and regulations relating to property transactions, residency and taxation. Providing inaccurate or incomplete information may delay or prevent completion of a service, and refunds in such cases are subject to clause 8.

8. Fees, Payment & Refunds

Fees for our online setup services are shown and payable at the point of purchase. Fees for larger advisory engagements are agreed in writing before work begins.

Our refund policy for the setup services is as follows:

  • NIF service. If we do not succeed in obtaining your NIF, we refund the NIF fee in full.
  • Bank Account service — bank declines despite complete information. If you provide all of the exact documents and information the bank's compliance team requires, and the bank nonetheless declines to open the account, we refund 50% of the bank-account fee. (Whether an account is approved depends on the bank's own assessment of your circumstances, which is outside MOL Portugal's control.)
  • Bank Account service — incomplete or incorrect information. If the account is not opened because you did not provide the correct information or documents the bank requires, the bank-account fee is non-refundable.
  • The 50% bank-account refund applies to the bank-account portion of the fee only. In a bundle, the NIF portion follows the NIF rule above and the bank-account portion follows the bank-account rules above.
  • Any third-party or government fees already incurred on your behalf are non-refundable.

Specific refund terms are confirmed at the point of purchase.

9. Confidentiality & Data

We treat all client information as confidential and will not disclose it to third parties except as necessary to deliver the agreed services or as required by law. Our handling of your personal data — including the identity and financial information collected for the NIF and Bank Account services — is described in our Privacy Policy.

10. Limitation of Liability

MOL Portugal acts as an advisor and coordinator. We do not guarantee specific outcomes such as the issuance of a NIF, the opening of a bank account, property purchase success, rental yields, project timelines or occupancy rates. Our total liability for any claim arising from our services shall not exceed the fees paid by the client for the specific service in question. We are not liable for the acts, omissions, requirements or decisions of third parties (lawyers, banks, contractors, notaries, government authorities, etc.) whom we may introduce or coordinate.

11. Intellectual Property

All content on this website — text, images, video, design, logos — is the property of MOL Portugal or used with permission. You may not reproduce, distribute or create derivative works without written consent.

12. Governing Law

These terms are governed by the laws of Portugal. Any disputes shall be submitted to the competent Portuguese courts.

13. Changes

We may update these Terms of Service occasionally. Continued use of our website or services after changes constitutes acceptance of the updated terms.
