MOL Portugal is an independent, buyer-only advisory firm based in Lisbon, run by Mia & Rafael, working since 2019 with buyers from more than 40 nationalities. Because we carry no properties of our own for sale or rent, in the buyer-advisory engagement we search the entire open market across any agency’s listings, advise you without a stake in any single property, and negotiate on your behalf — and the whole process can be handled remotely if you’re not in Portugal.

For each shortlisted property we visit in person and provide detailed video walkthroughs and frank assessments—highlighting both strengths and concerns, then reviewing everything with you on a video call.

Negotiation & Due Diligence

When you find the right one, we negotiate on your behalf—never for the seller—and coordinate legal checks with your lawyer, gathering the documents needed to verify the property before you proceed.

Contract & Closing

We guide you through every step—from the CPCV (promissory contract) to the final deed—coordinating with the notary and your lawyer so it runs smoothly. If needed, it can all be handled remotely.

Yes. There are no restrictions on foreigners buying property in Portugal, regardless of nationality. You do not need to be a resident or even visit the country to complete a purchase. You will need a Portuguese NIF (tax number), which we can help you obtain, and many of our clients buy entirely remotely using a power of attorney.
In Portugal, most agencies represent the seller. In the buyer-advisory engagement, a buyer's agent represents you instead. Because MOL carries no properties of its own for sale or rent, we can search the entire open market across any agency's listings rather than steering you toward in-house stock — and we give independent assessments, handle the process as your single point of contact, and negotiate on your behalf.
Most agencies in Portugal work for sellers, listing and selling properties on the seller's behalf. In the buyer-advisory engagement, MOL works for the buyer and carries no listings of its own, so instead of one agency's stock we search the whole market for properties that match your criteria. You also deal with one point of contact rather than calling ten agencies, and we help plan post-purchase needs such as interior design and property management.
Yes. We have helped overseas clients find and buy property in Portugal entirely remotely since 2019 — from the initial search through to the final deed via power of attorney. We carry out video viewings, provide detailed property reports, and coordinate the legal steps with your lawyer. Many clients complete their purchase without visiting until after signing.
It depends on your requirements, timeline and the purpose of the purchase. Typically, for investment properties with foreign clients unfamiliar with the area, it takes around two to three months from first call to deed signing — sometimes more, sometimes less. We set realistic expectations during your discovery call.
Yes. A foreigner can apply for a mortgage in Portugal even without living or working in the country, though it may extend the process. If financing is required, we advise allowing additional time and connect you with trusted mortgage brokers familiar with international buyers.
