1. Can you purchase property remotely?

Yes, you most definitely can. We specialize in helping our overseas clients find and purchase properties in Portugal remotely. In some cases we also initiate, manage, and complete the clients’ desired renovation, as well as manage their property, all remotely.

2. Why do I need a buyer’s agent?


A property buyer’s agent advocates for and represents you and only you. MOL Portugal will always prioritize your best interests and ensure all transactions benefit you. We work independently, which means we are free to work with any real estate company and any network of listings. We made a decision to focus on buying and not selling or listing our own properties, so that we can freely search in an open and broader market for the most suitable property for you. We offer our unbiased opinion and expert advice, as well as use our experienced negotiating skills when the time comes for closing a deal and then finally purchasing.


3. What is the difference between MOL Portugal and real estate agency?


MOL Portugal is your one point of contact. Meaning, instead of calling 10 real estate agents for 10 different listings, you only have to communicate with us. Leave the external work up to us. Outside of searching, assessing, and buying properties, we also help our clients plan their post-transaction needs such as reviewing architectural options, renovation and interior design, property management for rentals, and much more.


4. I am afraid of the potential challenges of construction and/or renovations, can you help me manage it from overseas?


Absolutely! MOL Portugal provides a 360 solution for our clients. We can initiate the renovation/construction process with our trusted contractors, check on the progress regularly, manage timelines against expectations, provide milestone reports and videos, and schedule regular update video meetings to keep you up to date on the progress of your property. You’re in good hands.


5. Does Portugal’s Golden Visa threshold of 280k-350k EUR include renovation?


Yes, as long as the minimum eligibility threshold is for both. This combines property and renovation.


6. Can a non-Portuguese resident purchase property in Portugal? Are there any differences regarding property tax?


Yes, a non-Portuguese resident can purchase property in Portugal. No, there are no differences in the amount of property tax.


7. How long does it take to search for and purchase property in Portugal?

The length of time it takes to search for and purchase property depends entirely on your requirements, timeline, and the purpose of your property purchase. Typically, with investment properties for foreign clients who are not familiar with the area or have never been to Portugal, it can take around 2 to 3 months, sometimes more, sometimes less. 


8. Can I apply for a mortgage as a foreigner?

Yes, a foreigner can apply for a mortgage in Portugal even if they do not live or work in the country. However, this may prolong the process. Therefore, if a mortgage is required, we ask that you allocate additional time to your timeline to secure financing in Portugal.


9. What if I only want to invest in property in Portugal and get rental income in return? Do you provide a solution/service for that?


Yes, this is actually very common. We offer property and rental management services, provided the properties were purchased and renovated with MOL Portugal.


10. Are your services exclusive to Lisbon and Porto or do you work in other parts of Portugal?


We work throughout all of Portugal. Our services and locations are not limited to any one place. We cater to our clients needs and requirements.
